There are always new buildings being raised and no matter where we travel we will always run into them. Office buildings are expanding and as companies get bigger, they need more room in order to operate. Therefore, the construction industry is always booming along with the economy. Nevertheless, construction is an important part of the economy and many things happen in this industry before the first hammer is nailed.

Need

For construction to take place, there always has to be a need, be it a need a family has to make more room for it’s growing family, or a person’s desire to make their home more beautiful by remodeling it. These desires lead these different types of of individuals to act. The process they must undergo in order to fill their need usually follows a pattern that goes something like this: Purchase some land (or use your own land), get a building permit, get a general contractor, get subcontractors, and build.

Land

Depending on the type of project, the land that needs to be acquired will vary.. Not all land is classified as the same. There are industrial, commercial and residential areas. The builder must make sure he has land in the appropriate area for the project he is planning.

Many times there is no need to get new land. For example, if someone just wants to remodel or add-on to their home, the land that is required for this has usually already been purchased.

Permits

Once the builder has territory to start his construction project, he must purchase the necessary permits. Usually a construction job only needs a building permit, but if a radio tower is being built, the builder should find other permits such as a broadcasting license from a broadcasting authority and more registration from aviation authorities.

These permits show that the building project is safe, and that they builder has taken into account any other considerations. By receiving them, the builder may begin his job of construction.. If this step is overlooked, the construction project may be destroyed if it cannot be made to the appropriate specifications.

The builder hires a general contractor to oversee the job, to coordinate all the subcontractors and to make sure everything is built well.

Subcontractors

Subcontractors come from all professions. Some build roofs, others do the plumbing, electrical work, etc. Subcontractors usually come to a job after the general contractor is in place. They make bids to the builder, telling him what price they will do the job for, and he chooses between competing subcontractors. The builder can look for subcontractors himself, but subcontractors who are looking for a job to do may seek out the builder themselves. Some subcontractors use a listing of recently acquired building permits as a construction lead.

Now that all the subcontractors have been hired and the plans have been made, it is time for the actual building to begin. The benefit of using professional subcontractors is that each one specializes in their own area and therefore if any problems arise, they are ready to solve them and come up with the best solution possible. As long as you have a good quality team hired, these problems are usually no big deal. Subcontractors have much experience in what they do and should be able to work out any minor details. The construction project will always go smoothly if you’ve done the right planning, hired the right people, and know how to quickly and easily solve any problems that should arise.
